October 2026 median sales prices for Pinehurst, Southern Pines, Aberdeen, and Whispering Pines, side by side with last month, last year, and the 2026 and 2025 year-to-date medians, and what the numbers tell us about where values are headed.
Where are home values in Moore County headed? One of the most useful ways to see the trend is to look at median sales prices for each town over time. Here's how the medians were moving across our key communities in October 2026, using town names because one local zip code spans two towns and can change the numbers dramatically.
October 2026 median sales prices by town
The table below puts each town's October 2026 median next to the September median, the same month last year, and the 2026 and 2025 year-to-date medians.
| Town | Oct 2026 Median Sales Price | Sept 2026 Median | Oct 2025 Median | 2026 YTD Median | 2025 YTD Median |
|---|---|---|---|---|---|
| Pinehurst | $509,000 | $521,500 | $635,000 | $585,000 | $550,000 |
| Southern Pines | $397,000 | $563,750 | $410,318 | $510,000 | $470,000 |
| Aberdeen | $393,492 | $382,260 | $377,500 | $382,000 | $390,000 |
| Whispering Pines | $590,000 | $330,000 | $430,000 | $535,000 | $514,000 |
What the numbers are telling us
In Pinehurst, the October median of $509,000 is down about 19.8% from a strong October 2025 median of $635,000, while the 2026 year-to-date median of $585,000 remains about 6.4% above last year's $550,000. It's a good reminder that any single month's median reflects the mix of homes that closed that month, not just the direction of the market.
In Southern Pines, the October median of $397,000 is down about 3.3% from October 2025's $410,318, while the year-to-date median of $510,000 is up about 8.5% from $470,000. The town's year-to-date picture is still running ahead of last year.
In Aberdeen, the October median of $393,492 is up about 4.2% from $377,500 a year earlier, while the year-to-date median of $382,000 sits about 2.1% below last year's $390,000.
In Whispering Pines, the October median of $590,000 is up sharply from $430,000 a year earlier, up about 37.2%. The year-to-date median of $535,000 is up about 4.1% from $514,000. It's worth noting that smaller communities can see larger month-to-month swings when fewer homes close.
A word of honesty about medians
Median prices can move with the mix of what sells in a given month. A couple of high-end closings can lift one town's median, while another town's median dips simply because more entry-level homes closed that month. Town and neighborhood conditions vary too, which is why personalized estimates matter more than countywide averages.
Experience isn't expensive, it's priceless!
