55+ Living

55+ Living in Moore County & the Sandhills.

The Sandhills have become one of the most popular destinations in the Carolinas for 55+ and active-adult living, and after more than twenty years here, I can tell you why. This page introduces the age-restricted and 55+ communities across Southern Pines, Pinehurst, and the surrounding towns, what day-to-day life here feels like, and how to find the right home for this next chapter.

Why the Sandhills

Why the Sandhills for 55+ living?

People come for the climate and the golf, and they stay for the community. These are the reasons buyers in this stage of life keep choosing Moore County.

A mild four-season climate

Four gentle seasons with mild winters and long springs and autumns mean outdoor living works almost year-round, and the summers stay more comfortable than much of the Southeast.

World-class golf and outdoor recreation

This is the Home of American Golf: Pinehurst Resort, a deep bench of public and private courses, walking trails through the longleaf, and lakes for paddling and fishing.

Top-ranked regional healthcare

FirstHealth Moore Regional Hospital in Pinehurst anchors a respected regional healthcare network, with primary care, specialists, and urgent care across the county.

A safe, friendly community atmosphere

Small-town pace, neighbors who look out for one another, and welcoming communities where newcomers are folded in quickly. It is one of the reasons people stay.

A slower pace of life

Life here runs at a comfortable speed: unhurried mornings, easy drives, and room for the hobbies, clubs, and friendships that make this stage of life fun.

Easy proximity to Fort Liberty, the Triangle, and Wilmington

Fort Liberty is close by, Raleigh and the Research Triangle are an easy drive north, and Wilmington and the coast are a manageable trip east when you want a beach day.

55+ Communities

Age-restricted 55+ communities in Moore County.

These are the true age-restricted 55+ communities in the area, where at least one resident must meet the community's minimum age. Each one has its own personality, its own home styles, and its own resale market.

All of these 55+ communities are fully built out. That means they are resale-only: there is no new construction available in the local 55+ market. When you search for a home here, you are looking at existing resale listings, not brand-new builds.

Built out, so it's resale only.

Every one of these communities is fully built out, so the homes available here are resale listings only, with no new construction in the local 55+ market. Homes come and go in each community as owners sell, and Terry can help match you with current resale listings in any of them and walk you through how each community actually works.

What to know

Buying in a 55+ community: what to know.

Buying in a 55+ community is a little different from a traditional purchase, and most of the difference comes down to rules, fees, and how the community is run. Here is the friendly rundown I give every buyer who is considering this route.

Age restrictions

Most 55+ communities require at least one resident to be 55 or older, and some set a minimum age for every resident. The rules vary by community, so it always pays to ask.

HOA fees and amenities

HOA dues are part of the deal in most of these communities, and they typically cover common-area upkeep, clubhouse and pool access, lawn care, and sometimes more. Understanding the fee is part of understanding the true monthly cost.

Resale only, no new construction

All of these 55+ communities are fully built out, so every home available in the local 55+ market is a resale listing. There is no new construction in these communities, which means what you see on the market today is what is for sale.

Why a local agent matters

Every 55+ community has its own rules, its own feel, and its own resale market. A local agent who has worked in these communities can tell you which one matches how you want to live, and can compare current listings across all of them.
