Newcomer playbook

Moving to the Sandhills.

Relocating to Moore County works best when you match the market's rhythm: spring for the most choice, winter for the most leverage, and a mild four-season climate that makes any move date workable. This guide covers timing, how the market works here, what each town feels like, and the surprises newcomers do not see coming.

Timing & seasons

Spring for choice, winter for leverage.

Moore County real estate runs on a strong seasonal rhythm. Late March through June is peak season: the most new listings, the most showings, and the fastest-moving homes, because families time moves to the school calendar. Late summer through fall tapers off, and winter brings the fewest listings but the most buyer leverage, when motivated sellers negotiate and competition drops.

The climate makes any move date workable. The county gets about 47 inches of rain a year, with April the driest month, and only about 2 inches of snow a year. Summers run to the upper 80s, and winter lows sit in the 30s and 40s: four real seasons, none of them extreme.

The market

How the housing market works here.

Recent public reports put the county median sale price around $430,000 to $445,000, with homes selling after roughly 56 days on market. Inside that average, the towns split wide: Pinehurst runs near $550,000, Southern Pines near $489,000, and Aberdeen plus the edges of the county offer more approachable entry points. Rising inventory has made the market more balanced than a year ago, which means more choice and more room to negotiate, especially under the medians.

Two rules hold in every season. Price against recent sales, not wishful numbers, because buyers arrive armed with the same reports you are reading. And get pre-approved before you tour, because well-priced homes still move fast and the offer that wins is the one that can close.

What surprises newcomers

The honest heads-up.

Locals love the Sandhills, and newcomers usually do too, but a few things are worth knowing before the moving truck arrives.

  • Retail is spread out. There is no single downtown that has everything. You drive between walkable main streets and shopping nodes, which is normal here, just different from a one-street town.
  • The dining scene punches above its size. Breweries, cider and wine bars, a whiskey distillery, and higher-end restaurants: small-town prices, city-culture variety.
  • Golf is everywhere. The county brands itself the Home of American Golf for a reason, and the resort economy touches everything from jobs to traffic on tournament weekends.
  • Military ties run deep. Fort Liberty is about 45 minutes west, and the area has long been home to military families, veterans, and the services that support them.
  • Prepare for the occasional outage. Severe weather and the region's infrastructure have caused power outages in the past, including a major one in December 2022. A generator and a storm kit are common-sense additions to a new home here.
  • The pace slows after dinner. Even the lively downtowns wind down earlier than a city would. For most people who move here, that is the point.

The checklist

Six steps before the boxes arrive.

Get pre-approved first

A pre-approval letter tells you the only number that matters, what you can offer. In a market where well-priced homes move fast, it is also what lets you act when the right house appears.

Confirm the school feeder

Zones are assigned by address, not town. Have the exact feeder pattern for any street you like before you fall for the house.

Test the commute

Drive the route to work, to school, and to the grocery store at the times you would actually drive them. Ten minutes on paper can feel very different at 5 p.m.

Visit in two seasons

The Sandhills look different in April and in August. A second visit, in a different season, tells you whether you like the place or just the weather on the day you saw it.

Set up utilities early

Electricity, water, and internet providers vary by address. Confirm who serves the house and start the hookups two weeks before move-in.

Budget the fees

HOA dues, club memberships, and special assessments do not show up in the sale price. Ask for the full fee schedule before you offer.
